With nearly 2200 jewelry manufacturing workshops, wholesale stores, factory type workshops, retail stores, movie halls, fast food units and restaurants, Kuyumcukent is an integrated complex that assembles jewelry manufacturers, consumers, wholesalers, retailers, and exporters under one roof.

| 2. WHY KUYUMCUKENT ? |

Kuyumcukent has been constructed to enable the Turkish jewelry sector to make use of the benefits of a modern facility as such, equipped with a state-of-the-art technological infrastructure, thus make its rapid growth and development possible to render it competitive in world markets.
Kuyumcukent will enable more than one hundred countries, which manufacture and trade jewelry, to trade with our country in higher volumes. This opportunity will expand the exportation potential of Turkish jewelers.
Kuyumcukent hosts small and middle-scale workshops and enables them to develop and to be more efficient.
Kuyumcukent aims to improve the unhealthy manufacturing environment, which the sector suffers for long years, through its technological infrastructure, and to increase the productivity of approximately 1000 workshops and 20.000 employees it will employ.
The main objective of the Turkish jewelry sector in the following years is to be world leader and the only project that will carry the sector to this position is Kuyumcukent.
Kuyumcukent is an environment-friendly complex. The Chemical Waste Processing Plant, built in accordance with the structure of the Complex and compatible with environmental legislation, is active in Kuyumcukent.
The humane factor is highly esteemed in terms of working conditions in Kuyumcukent.
Kuyumcukent is situated in a region where World Trade Center, the İstanbul Atatürk International Airport, Yeşilköy Free Trade Zone, the Foreign Trade Complex and the Turkish Exporters’ Association are located. The Complex is on the artery joining E5 and TEM motorways. A direct connection was established from the artery to Kuyumcukent in November 2006. Through this direct connection, which is called “the Kuyumcukent Junction” public transportation services (regular city bus services) are available. In addition to this, the Istanbul Metropolitan Municipality will construct a subway station in the immediate vicinity of Kuyumcukent.
Kuyumcukent will also accommodate education and training facilities. The goal here is to train successful world-wide Turkish jewelry designers of the future and to provide qualified manpower to the sector through apprenticeship school and vocational high school to be built in Kuyumcukent. |

| 3. PROJECT CHARACTERISTICS OF KUYUMCUKENT |

Kuyumcukent, as a business and living center where jewelry manufacturing, marketing and sales activities assemble in a perfectly designed and structured place, is the first of its kind in the world in this regard.
The two Blocks of Kuyumcukent, works of modern construction technology, have been equipped with extremely secure building automation systems and such an infrastructure that provides all necessary comforts.
Kuyumcukent is situated on a space of 128.000 square meters on a land area of 180.000 square meters. The Complex consists of two independent blocks. The Workshop Block and the Stores Block are connected by tube passageways. The blocks occupy a total of approximately 330.000 square meters.
The Workshop Block has 7 storeys consisting of basement + ground floor +5 normal floors. There are jewelry manufacturing workshops of which spaces range from 25, 50, 100 square meters up to a maximum of 2.000 square meters wholesale stores and parking area.
The Stores Block which will be restructured as Kuyumcukent Shopping Center has 5 storeys consisting of 2 basements + ground floor + 2 normal floors and at both ends of the block, there are 7 storey facilities consisting of two blocks. At the Stores Block there is a total of 600 stores which will be reconstructed and renovated on the basis of a certain Shop Mix to be retail stores including two department stores, one supermarket, jewelry stores and other types of retail stores.
Kuyumcukent’s total cost is around USD 300 million. The current market value of the Complex is USD 1 billion.
Kuyumcukent is designed with a unique and modern architectural approach and it is well prepared for the EU, with all infrastructural norms conforming to the EU standards.
Furthermore, preliminary arrangements has been finalized for the construction of new and new offices as well as parking facility for 6.000 vehicles on a construction area of 500.000 square meters on the reserve land in Kuyumcukent so as to meet the growing demands of the sector. It is also plannedthat the Istanbul Gold Exchange, the Turkish Mint and Istanbul Precious Minerals and Jewelry Exporters’ Association to continue their activities as well as the Precious Stones and Diamonds Exchange to set up on the new premises in Kuyumcukent. In addition to this, a five-star hotel, which will render services to both domestic and foreign sector members in high standards, is also within the scope of this construction project. |

| 4. FIVE MAIN ADVANTAGES OF KUYUMCUKENT |

- Chemical Waste Processing Plant: This is one of the most important advantages of Kuyumcukent which makes it a favorable place for manufacture. The Turkish jewelry manufacturers have the opportunity to work in such workshops that have been constructed by world standards which allow the manufacturers to enhance their productivity. And the facility which provides this opportunity in Kuyumcukent is the Chemical Waste Processing Plant.“Waste Management Project” developed in cooperation with the Istanbul Technical University (ITU) and Kuyumcukent and the Chemical Waste Processing Plant developed in accordance with this project which costs USD 30 million have been put into service with the startup of manufacture in the Workshop Block. “Waste Management Project”, which can be described as the best and most significant models of “university-industry cooperation”, is a project which is compatible with environmental legislation revised within European Union adaptation process.
- Transportation: Another advantage of Kuyumcukent is the ease of transportation. Kuyumcukent is situated at a very convenient location in Istanbul. The Complex is just 2kms. from the Istanbul Atatürk Airport at which 95% of jewelry trade is carried out. Furthermore, it is only 10 minutes’ drive from Ataköy Marina, Istanbul Sea Shuttles Pier and Istanbul Coach Station in Esenler. Kuyumcukent is situated on the main artery joining the two major motorways of Istanbul. A direct connection was established from the artery to the Complex in November 2006. Through this direct connection, which is called “the Kuyumcukent Junction”, public transportation services (regular city bus services) are available. Transportation will become even easier once the construction of the sub way station near the Complex is completed.

Communication: The internal and external systems in Kuyumcukent are being developed through the state-of-the-art technology. In order to meet telecommunication needs of workshops, business places and social facilities in the Complex, an automatic switchboard has already been established in Kuyumcukent, pursuant to the protocol signed with Turk Telekom. The switchboard shall enable approximately 20 thousand subscribers to make use of the benefits of Turk Telecom services. In addition to this, the system which is called IP and considered as the most suitable for the Complex shall enable voice (telephone, etc.) and data (Internet, POS machines, etc.) communication to be carried out simultaneously.

Security: When taken into consideration the structure of workshops and business places as well as the employees, customers and visitors, the security in Kuyumcukent has a special importance, thus the security management and services are completely peculiar to the Complex. The environs and internal common areas of Kuyumcukent are monitored through the video cameras and the images obtained are recorded 7 days 24 hours. The security system of the Complex is also supported with alarm warning systems and armed/unarmed security staff.
Entrance and exit controls are carried out through smart systems on all entrance-exit points. All necessary legal permissions have been received for executing the security services which are realized in cooperation and coordination with law-enforcement officers and other rapid reaction units. Furthermore, in order to provide the security of the interiors of workshops and business places in Kuyumcukent an Alarm Tracking Center has been established in the Complex. |
